Context

A mid-terrace with a narrow parapet gutter behind brick cheeks. Outlets had choked over years of leaf fall; water tracked sideways into a bedroom party wall. The property sits on a route we run weekly, so we could attend quickly for internal protection and temporary weathering.

What we did

Opened a controlled section of the gutter length, removed compacted debris, photographed the tray, then renewed the build-up with falls checked toward a replaced outlet. Junctions with the neighbour’s flank were re-flashed so responsibility at the boundary was unambiguous.

Outcome: Drying period agreed with the client before redecoration; written handover noted cleaning intervals for the hidden tray—particularly after autumn when leaves move from the Pavilions retail area toward residential streets.
