Peeling paint, rot at rafter feet and wasp ingress often start at neglected fascias and soffits. Water tracking behind gutters stains timber and can reach wall plates. Replacing with vented uPVC roofline gives a maintainable finish and, when detailed correctly, supports airflow in the roof void.

We install quality uPVC fascias, soffits and accessories colour-matched where you want a coherent look. Existing felt edges and eaves trays are assessed before capping over; in some cases partial or full strip of rotten boards is mandatory rather than hiding them.

Fascia boards

Fascias carry gutter fixings and protect rafter ends. We set out levels so gutters fall correctly, renew damaged rafter feet where found, and use appropriate fixings for masonry and timber backgrounds.

Lead, dry verge or mortar interfaces are reinstated or adapted to suit the new boards.

Venting

Soffit vents, over-fascia solutions or strip vents are chosen to match existing roof ventilation strategy. Blocking air paths while upgrading cosmetics can cause condensation; we align with current guidance for your roof type.

Where bats or insulation changes impose constraints, we discuss options with your surveyor.

Roofline upgrades

Full upgrades may combine fascias, soffits, bargeboards and cloak trims. Scaffold or edge protection is planned for safe gutter removal and refixing. Waste is removed off-site.

When we strip old fascias we sometimes find decayed rafter ends, worm-eaten wall plates, or corroded wall ties unrelated to the roofline quote. We stop, photograph, and discuss options: local splice, steel shoe, or engineer input. Covering rotten timber with shiny uPVC is fraud by another name—we refuse it.

That pause can affect programme; we build modest contingency into larger roofline projects so schedules survive small structural finds.

Bird comb, vermin and eaves ventilation paths

Broken soffits invite squirrels and bees. While replacing line, we fit durable comb where specified, maintain vent slots, and seal access points that should not be open. Loft insulation should not block airway into the eaves; we note baffle requirements when we see compression.

Bats require legal compliance; if evidence of roosting exists, we pause for ecologist input before disturbing.

Bird or insect ingress through broken soffit? We close access points and advise on ongoing proofing where it is proportionate.

Dry verge, wet verge and mortar condition

Switching from mortar verge to mechanical dry verge changes loading on fascia boards and wind resistance at gables. We set out manufacturers’ nailing patterns and compatibility with your tile profile. Where mortar is sound and you prefer retention, we rake, repoint, and integrate new fascias without unnecessary strip.

Lead soakers and secret gutters behind fascias must drain; we clear hidden throats before refixing gutters.

Aerials, satellite dishes and cable penetrations

Bracket loads belong on rafters or pattresses, not on hollow fascia boards alone. When refitting, we relocate fixings or add backing where needed. Cables should enter through sleeved holes with sealed grommets—not ad-hoc screws that crack uPVC skins.

We coordinate with your AV installer if you want both trades on one lift day to save access costs.

Colour stability, foils and coastal brightness

Foiled woodgrain finishes vary in UV stability by range. South-west facing elevations bleach faster; we discuss colour families that age gracefully. Some estates require palette matches—we source samples before bulk order.

Dark colours absorb heat; expansion gaps must respect wider movement in summer—that detail matters on long runs.

Gutter and fascia as one line? Replacing both together often saves access costs—we break out options on the quote.

Building control, fire and cavity trays

Where roofline work bridges cavity trays or fire-stopping at party walls, we reinstate to current detail photos or agree your surveyor’s instruction. We do not guess at fire continuity; we follow written spec.

Cavity closures and weeps must remain functional after soffit vent choices—blocked weeps cause damp stripes inside.

Waste, recycling and neighbour protection

Old timber and mixed debris leave via licensed waste carriers. Sheeting protects cars and patios from cuttings. Noise and dust are managed with extraction on saws where practical and considerate start times.

Scaffold ties through new fascias are planned so penetrations are sleeved and sealed—not drilled blindly after decoration.

Capping versus full replacement boards

Capping over sound timber can be economical when structural integrity and ventilation remain adequate. When the back edge is punky or fixings no longer hold, capping hides failure. We probe and sound timber before recommending cap boards, and we decline work that traps rot beneath plastic skins. You receive a written rationale either way.

Crown moulding, dentil and heritage details

Some streets expect decorative fascias or specific shadow lines. We source compatible profiles or agree bespoke timber sections painted on site where uPVC cannot match listing conditions. That path costs more but preserves enforcement officers’ confidence in the elevation.

Gutter rehang after new fascia levels

New straight fascias often expose old gutters that sagged between tired boards. We rehang with new brackets, reset falls toward outlets, and replace tired unions.

Internal gutters behind brick cheeks

Where roofline meets parapet walls, lead or secret gutters may feed above fascia height. We coordinate trays and stop ends so uPVC trims do not pinch lead dresses. Masonry pins and cavity trays must remain weathertight after trim changes.

Painted timber soffits for conservation

Listed or conservation areas sometimes require painted timber soffits rather than foiled plastic. We prime and coat with specified microporous systems, ventilate per guidance, and programme drying windows so finishes are not rushed in damp weeks.

Matching existing mouldings may require workshop-built sections; lead times are built into the programme rather than improvised on site. Colour schedules are supplied at handover.
